The majority of the existing building has been maintained but with the application of a new skin, in order to build a visual connection with the new design.
The new building has been thought to include a large atrium covered by an iconic roof and connects the different volumes visually.
Large skylights are placed on the roof in order to increase the amount of natural light in the atrium and in the working spaces.
The façade is fully built of glass, creating a strong link with the landscape, contributing to a healthy and inspiring workspace.
Open spaces, common areas, green courtyard, and offices are all connected.

Our design for this exciting project draws inspiration from the natural landscape of the UAE resembled by the dunes in the desert which cradle lush green oasis and the tall palm trees juxtaposed to the traditional narrow irrigation streams (Falaj).
The undulating topography became the basis of the design and the core of the visitor’s experience in this mixed use development which includes a Mall, open Souq (Friday Market), Entertainment components, Family park and Public Plaza. The design is a modern interpretation of the traditional construction methods using tents, Areesh and mud.
These native materials exhibit the beauty of local architecture, and have an exceptional performance in this environment.
The Tourism Development and Investment Company (TDIC) appointed BEAD in a Design Management role, to oversee the development of the design by a careful selection of designers through the Concept Stage.

Tyre Prints in the Sand
The main drive for the master plan was inspired by tyre prints in the golden sands of Arabia. These wheel tracks not only constitute the setting-out axis, but in finer detail also form the massing of the different blocks and external spaces. The project is to contain commercial, retail, entertainment and hospitality components as well as of course racing sports facilities. This ambitious project aims to become a major destination for residents and visitors to the UAE.
